Vistry Partnerships has completed a deal with Homes England to acquire a site in Sandymoor, Runcorn with a development value of £75 million.
The regeneration specialists, formerly the regeneration arm of Galliford Try, received planning permission from Halton Council in 2019 to develop 235 houses and 100 extra care apartments on the land.
Vistry, which recently appointed a new North West managing director, can now look forward to starting work on the Hatters Chase project, which is expected to be fully complete by 2024.
Vistry Partnerships’ North West managing director, Ian Hilliker, said: “This acquisition is great news for Vistry Partnerships and we are delighted to have acquired this site from Homes England.
“The Hatters Chase development in Sandymoor will provide new homes for first-time buyers, growing families, elderly residents and will be a huge boost to the local area.”
Homes England selected Vistry as its preferred delivery partner for the project in April 2019 and Vistry soon announced it would deliver the scheme alongside its joint venture partner Together Housing.
Under the deal, the two partners will deliver 235 homes split between two, three and four-bed properties. These will be made available for open sale via Vistry Partnerships’ housebuilding arm, Linden Homes.
In addition to the 235 houses, Vistry will also build a 100-apartment extra care facility made up of a mix of one and two-bedroom properties.
The retirement scheme, which will be owned and managed by Halton Housing, will also feature a bistro and multi-use room which will be open to the public to use.
The full 335-home development will include play areas, a bridleway, and cycling routes. Construction is due to start on site later this year.
Stephen Kinsella, chief land and development officer at Homes England, said: “At Homes England, we’re continuing to support ambitious partners who share our aim of delivering much-needed new homes.
“While the housebuilding industry is facing a challenging time, it’s vital that we continue to work with partners to create development opportunities like this to help the sector recover.”
